Location

Less than a half mile east of Colchester town centre with easy road link both east and west bound
linking between the coastal routes and the A12 between Chelmsford and Ipswich.

Each office is let on a Tenancy at Will basis with the rent charge payable monthly with a further month
held as a deposit and one month's notice of termination on either side.

The rent quoted is exclusive of rates as indicated. No VAT is payable on the rent. The electricity is
separately charged at 19p per unit and individually invoiced during occupancy.

The training conference room can be hired at 50 per half day including tea/coffee/chocolate drinks
machine but the adjoining small Meeting Room is available to tenants without additional charge.

Broadband is available at 12.99 per month.

Facilities Included

The units may be occupied/accessed over 24 hours. The main reception and gates are operated
between 8:00am and 6:00pm but after hour access is available. There is CCTV and security on site.
There is an easy-to-access and use car park to the rear. Each office has intercom 'phone connection
to the main gates to access visitors. Each office has a centre alarm for self control and use. Cat 5
computer cabling. Fitted carpets, pastel shade decoration and electric storage heating connected.
There is lift access from the ground to first floor for disabled persons. Ground/first floor ladies and
gents cloakrooms. Staff kitchen/rest room including microwave, 'fridge and freezer.

Additional Services Available

The centre offers an active website with links available to each tenant's own site. Signs are provided
for the entrance and on each individual entrance door. The communal areas are cleaned with each
tenant responsible for cleaning their own office. There is a reception desk to sign customers in and
out and sign for parcels/letters etc. Mail is distributed every day and a mail collection service is
available in the afternoon. Additional charges for photo-copying/fax. Mail can be stamped and charged
on a monthly basis.

The Agents have an information sheet of both business Support services and facilities services
available.
